Septic & well systems on nearly every property
Eastern Shore properties are overwhelmingly off-municipal. Septic tanks (typically 1,000–1,500 gal) and private wells are the norm, not the exception. Sewer/septic scope and well-water lab testing are recommended add-ons for every Eastern Shore inspection — the Rural & Eastern Shore bundle saves $200.
Waterfront & flood-zone considerations
Bulkheads, docks, boat lifts, riprap shorelines, and flood-zone elevation context come into scope on waterfront properties. We document visible conditions; specialized marine items often warrant separate engineer or surveyor assessment. FEMA flood maps and elevation certificates affect insurance significantly.
Salt air, humidity, and accelerated wear
Proximity to the Chesapeake and Atlantic accelerates corrosion on HVAC condensers, metal roofs, exterior fasteners, and electrical service equipment. High humidity contributes to crawlspace moisture, mold growth, and wood-destroying-insect activity. We adjust inspection emphasis accordingly.

Pre-1900 homes are common in historic Eastern Shore towns. Original plaster, knob-and-tube remnants, hand-cut framing, and limited foundation access (raised pier-and-beam) require period-appropriate inspection approaches. Significant deferred maintenance is the norm, not a red flag.
