Do you walk the roof or use a drone?
We walk the roof when it is safe to do so. For steep, high, or fragile roofs we use drone imaging where weather and FAA airspace rules allow — drone flight is heavily restricted in DC proper and the close-in suburbs — plus the attic-side evaluation, which happens on every roof inspection regardless.
Can I use this for an insurance claim?
Yes — the report documents condition with dated photos, and distinguishes storm-related damage patterns (hail strikes, wind-lifted shingles) from ordinary wear. We are inspectors, not public adjusters, so we document what is there rather than negotiate with your carrier — but adjusters take well-documented claims more seriously.
My roof is 20 years old but isn't leaking. Worth inspecting?
That is exactly when to inspect. A remaining-life estimate lets you budget replacement on your schedule instead of an emergency one, and catches small flashing or penetration failures before they become interior damage. Some insurers also require roof condition documentation at this age.
Is this included in a full home inspection?
Roof evaluation is part of every full home inspection. The standalone roof inspection is for when you do not need the whole house inspected — storm events, insurance documentation, pre-listing prep, or roof-age questions on a home you already own.
