What's included

Why it matters

Maryland rental licensing is local, and the rules differ by jurisdiction. Baltimore City and Baltimore County require rental properties to be licensed and specifically require an inspection certification from a Maryland-licensed home inspector — exactly what we provide, on your jurisdiction's form. Most other jurisdictions, including Montgomery, Prince George's, and Howard counties, license rentals through their own county inspectors; there, our rental inspection works as a pre-license readiness check, so you find and fix issues before the county inspector does. Operating an unlicensed rental risks fines and can block you from pursuing evictions in rent court. Buying an investment property? Bundle the rental inspection with your full home inspection — from $499 total, certification included.

Frequently asked questions

Which counties accept your certification?

Baltimore City and Baltimore County rental-licensing programs require certification by a Maryland-licensed home inspector — that's what we provide, on your jurisdiction's form. Most other Maryland counties (including Montgomery, Prince George's, and Howard) send their own county inspectors for licensing; for those, book our rental inspection as a pre-license readiness check so you pass the county visit the first time. Not sure what your county requires? Call us and we'll tell you straight.

What does the Rental Ready bundle include?

Full Home Inspection (from $399) + Rental Inspection ($199), bundled from $499 total — a $99 savings. Your signed rental certification is included and dated at inspection; we treat it as current for one year, and if your county wants a fresher date or items change, re-certification of those items is $99. Ideal when you're buying a property you intend to rent: one visit, both reports, certification in hand.

What if the property doesn't pass?

You get a punch list of failed items, ranked by what the county actually enforces. After repairs, we re-inspect the failed items and issue your certificate for $99.

Do you handle lead paint certificates?

Maryland rentals built before 1978 also need MDE lead registration and inspection by an MDE-accredited lead inspector — a separate credential from home inspection licensing. We can refer you to accredited lead inspectors we trust, and coordinate scheduling so both happen the same week.
