Why it matters
Insurance carriers may require four-point condition documentation before binding or renewing a homeowner policy — most often on older homes, which covers a large share of DMV housing stock. A four-point is a 45–60 minute condition survey, not a full inspection: it documents the age and condition of the four systems underwriters care about, in the format they expect, fast enough to meet a binding deadline.
Frequently asked questions
How is this different from a full home inspection?
Scope and purpose. A full inspection is a 3–4 hour buyer-diligence evaluation of every accessible system. A four-point is a 45–60 minute condition survey of roof, electrical, plumbing, and HVAC, formatted specifically for insurance underwriting. It is not a substitute for a full inspection when buying a home.
Will my insurance company accept your report?
We use the four-point format carriers typically request — system ages, condition ratings, and dated photos. Acceptance is always the carrier's call, so confirm any specific form requirement with your agent. If your carrier has its own form, send it to us when you book and we complete that instead.
What happens if one of the systems is in poor condition?
We document what we find, accurately. If your carrier requires repairs before binding, we re-inspect the corrected system and issue an updated report for $99.
When do I actually need a four-point?
Most commonly: binding a new policy on an older home, switching carriers, or re-underwriting after a claim. Your insurance agent will tell you if one is required — then we can usually get you scheduled within a couple of days.
