What you'll do

  • Perform 3–4 hour residential home inspections per Polaris standards
  • Deliver same-day or next-morning digital reports (Spectora)
  • Walk through findings with buyers on-site (we encourage client attendance)
  • Conduct add-on services within scope: radon placement/pickup, termite (WDI), foundation walkthrough
  • Coordinate with buyer agents and lenders as needed
  • Maintain continuing education (ASHI / InterNACHI / state requirements)

What we look for

  • Licensed Home Inspector — Maryland, Virginia, and/or DC (minimum one)
  • ASHI Certified Inspector or InterNACHI Certified Professional Inspector (strongly preferred)
  • 1–2 years of residential inspection experience preferred (or equivalent volume)
  • Personal vehicle suitable for transporting inspection equipment
  • Comfort with technology: digital reports, scheduling apps, photo documentation
  • Clear communication style — buyers should leave the inspection feeling informed, not anxious

Nice to have

  • +NRSB or NEHA radon measurement certification
  • +IAC2 mold inspector certification
  • +Drone pilot license (FAA Part 107) for roof inspections
  • +Spanish or other second language
  • +Prior work in building trades (HVAC, electrical, plumbing, structural)

Frequently asked

Is this W-2 or 1099?

1099 contractor. You handle your own taxes, and we provide a year-end 1099-NEC. Most inspectors at this stage of their career prefer 1099 for the flexibility and higher take-home; we discuss the specifics during the interview.

How many inspections per week is typical?

Steady inspectors at Polaris run 8–10 inspections per week with our current DMV + Baltimore lead volume. Higher throughput is possible with weekend coverage and consistent add-on attach. We do not force a number — we discuss your target during onboarding and ramp up as you ride along during your first weeks.

Do I need to be licensed in all three states (MD/VA/DC)?

No. One license is fine to start. We'll help you understand reciprocity and additional licensing if you want to expand coverage. Many of our inspectors hold MD + one other state.

What's the equipment situation?

You bring your standard inspection kit (moisture meter, flashlight, ladder, electrical tester, etc.). We provide Spectora software, report templates, marketing materials, and lead routing. Radon monitors and termite forms are coordinated through us.

What about insurance?

Polaris is fully insured at the company level. As an independent contractor, you carry your own professional liability (E&O) coverage — standard in the industry. We can recommend providers and share typical premium ranges during the interview.

How long does the interview process take?

Typically 2–3 weeks from application to offer. Stage 1: phone call with founder. Stage 2: ride-along on a real inspection (you observe, then we observe one of yours). Stage 3: reference checks. We move fast for the right fit.
